Extension under construction showing fresh blockwork, a steel lintel in place and scaffolding at the side of the house

House Extensions

More room, built to match the house you already have

Single and double storey extensions across Blackfield and Southampton, built so the new part reads as part of the house rather than something bolted to the back of it.

What's included

What an extension covers

Everything below is part of an extension with us, and it is all itemised separately on the quote so you can see what each part costs.

  • Groundworks, foundations and drainage alterations
  • Blockwork and brickwork matched to the existing house
  • Steelwork and structural openings into the original building
  • Roofing, whether pitched, flat or with a lantern
  • Windows, bifold or sliding doors
  • First fix, plastering and full internal finish

How the job runs

How we approach extensions

Four stages, in this order, because running them out of order is what causes finished work to be partly undone later.

  1. We look at what the plot and the house allow

Ground conditions, drain runs, boundaries and the existing structure all shape what can be built and what it will cost. That conversation happens first, not after a design is drawn.

  2. Drawings and approvals

Extensions need either planning permission or permitted development confirmation, and building regulations approval either way. We will tell you which route yours falls under and what it involves.

  3. Shell first, watertight early

Foundations, walls, steels and roof, so the structure is weatherproof before any internal work starts. This is what keeps a build moving through a wet month.

  4. Then the inside, finished to match

First fix, plastering, flooring, joinery and decoration, including making good where the new opening meets the original house.

FAQ

House Extensions: common questions

The questions people ask most before booking extensions.

Many single storey rear extensions fall under permitted development, which means no full planning application, though you may still need a lawful development certificate. Double storey extensions, work to a listed building, and anything in a conservation area usually do need permission. Every extension needs building regulations approval regardless. We will tell you which applies to your property before you spend money on drawings.
